About the Role:
We are looking for an experienced, commercially driven Investment Advisor to join our Capital Markets team in Vilnius. This is a sales-led, revenue-generating role for someone who creates opportunities and makes deals happen.
You will be expected to identify prospects, win advisory mandates, negotiate commercial terms, and keep transactions moving until they close. You will build relationships with investors and property owners, develop a strong pipeline, and take personal ownership of commercial results.
Key Responsibilities:
Proactively originate new business through direct outreach, networking, referrals, market intelligence, and regular engagement with investors and property owners.
Develop trusted relationships with decision-makers, understand their commercial objectives, identify opportunities, and position Newsec as the preferred advisor.
Lead client pitches and commercial discussions, present Newsec’s capabilities, prepare proposals, negotiate scope and fees, and convert opportunities into signed engagement letters and advisory mandates.
Work with the wider team to analyse investment opportunities, shape the investment case, review financial models and valuations, and ensure that proposals and marketing materials communicate a clear and persuasive commercial story.
Once the investment case and materials are ready, actively approach potential buyers and investors, present opportunities, handle objections, maintain persistent follow-up, and create competitive momentum.
Drive transactions from mandate to closing, coordinating clients and external advisors while maintaining urgency and accountability throughout the process.
Lead negotiations, address commercial obstacles, facilitate decisions, and take ownership of moving each transaction toward a successful conclusion.
Expand existing client relationships, identify follow-on opportunities, and generate repeat business and referrals.
Main Requirements:
Proven experience in sales, business development, client advisory, brokerage or transaction services, preferably in commercial real estate, finance, investment, or professional services.
Demonstrated track record of originating opportunities, winning business, negotiating commercial terms, and closing transactions.
Strong personal ownership of results and the resilience to manage long sales cycles, competing priorities, objections, and setbacks.
Excellent communication, presentation, relationship-building, and negotiation skills, including confidence when dealing with senior decision-makers.
Strong pipeline-management and CRM discipline, with the ability to prioritize the opportunities most likely to convert.
Sound commercial judgement and sufficient financial understanding to discuss investment cases, valuations, returns, risks, and transaction structures credibly.
Motivation to work toward clear commercial targets and earn a meaningful part of total compensation through performance-based bonuses.
Fluency in English and Lithuanian languages.
Degree in Finance, Economics, Business, Real Estate, or a related field.

Salary (gross): 3000-5000 EUR/month, depending on your experience and competencies, plus a performance-based bonus system linked to completed transactions and revenue generated, providing meaningful earnings upside.
